Broker Participation Policy

Introduction

At Bluenest Development, we welcome homebuyers to work with their own licensed real estate broker or agent when purchasing a new home in our Florida communities. We are committed to partnering with participating brokers to ensure your clients receive a seamless and professional homebuying experience. This Broker Participation Policy outlines the requirements and procedures for brokers to receive commissions from Bluenest Development.

Commission Eligibility

Commissions are not offered in every Bluenest community and may vary by community. For a broker to be eligible for a commission on a home sale in a specific Bluenest community:

  1. Bluenest must be offering a broker commission in that community.
  2. The broker must be registered at the time of the homebuyer's first interaction with Bluenest regarding that community. This includes:
    • When the homebuyer first contacts a Bluenest sales representative.
    • When the homebuyer is introduced to a home or community by Bluenest's sales staff, including virtual interactions.
    • When the homebuyer first visits a Bluenest community in person.
    • When the homebuyer participates in a self-guided or virtual tour of a community.

Failure to register the broker at the first point of contact will make the broker ineligible for any commission related to that homebuyer's purchase in that community.

Broker Requirements

Registration alone does not guarantee commission eligibility. To qualify, the broker must:

  • Hold an active Florida real estate broker license.
  • Accompany the homebuyer during their first visit to a home or community. If the homebuyer is unable to visit in person, the broker (or their licensed agent) must participate in the initial virtual tour.

If Bluenest records show that the homebuyer previously contacted a sales representative without identifying the broker, the broker will not be entitled to a commission for that homebuyer.

Registration Period

Broker registration is valid for 60 days from the date of registration. Brokers may extend this period for an additional 60 days by accompanying the homebuyer to the community (in person or virtually) before the initial registration expires. Extensions must be documented in writing by a Bluenest sales team member. Phone or email requests will not be accepted.

Participating Broker Agreement

A written Participating Broker Agreement between Bluenest and the broker must be executed to establish the commission amount and terms. This agreement is only valid if all policy requirements are met.

  • The homebuyer must execute a purchase contract and close on the property within the registration period for the broker to earn a commission.
  • Each community requires a separate agreement if the broker wishes to register the same homebuyer for multiple communities.
  • Bluenest is responsible only for paying commissions per the Participating Broker Agreement. Any internal arrangements between the broker and their agent or sales associate are the broker's responsibility.

All registration forms, promotional materials, and internal documents are confidential and proprietary to Bluenest Development.


Broker Bonus Program

Overview

Bluenest Development may offer additional bonus incentives to brokers who generate multiple home sales in a given Florida community within a calendar quarter ("Bonus Program").

Bonus Eligibility

To qualify for a bonus:

  • Each homebuyer must execute a purchase contract and close on their home within the calendar quarter.
  • Sales from different communities or different calendar quarters cannot be combined for bonus calculations.
  • Canceled or failed transactions do not count toward bonus eligibility.

Payment and Terms

  • Bonuses are earned and paid at closing.
  • Bluenest reserves the right to modify or terminate the Bonus Program at any time without prior notice.
  • Total commissions and bonus payments are subject to any lender-imposed limitations.
